Theory Design finalizing interior for Seagate’s Beacon model at Hill Tide Estates
Fort Myers - Theory Design is finalizing the interior design for Seagate Development Group’s furnished Beacon model – which is under construction at Hill Tide Estates on Boca Grande. This team is also creating interiors for Seagate’s furnished Bal Harbour model – under contract and scheduled for completion in December – and Seagate’s furnished Cape Romano model – under contract and breaking ground in December. Seagate’s furnished Sunny Isles model – with an interior by Theory Design – is also breaking ground in December. R.G. Designs is featuring architectural design for all four model homes.
The Beacon has over 4,700 square feet of living space – four bedrooms, four-and-two-half baths, and a two-car garage. The foyer sets the tone for light and dark contrasts – much like the exterior’s metal roof, pure white façade, and black shutters, windows as well as garage and entry doors. Once inside, the homeowners will experience a modern, industrial staircase with walnut flooring, matching stair treads and posts, metal balusters, black metal mono stringers, and black and white wall sconces. The first living level debuts a great room that leads to an island kitchen. It features Thermador appliances, a 48-inch gas-range stove, a hood below transom windows, glass-front cabinets, under-cabinet LED lighting, an oversized upright refrigerator, barstool seating and a dishwasher on each side of a farmhouse sink. The adjacent dining area is topped with a lantern of black metal and natural canvas fabric. The great room includes a wet bar with black cabinets, an undermount bar sink and a widespread, polished chrome sink faucet. These main living spaces have views of the outdoor living area. It opens to an outdoor kitchen with slab-weathered graphite countertops, an undercounter refrigerator and sink, which complement a feature wall with a fireplace, a television and a recessed niche.
The powder bath presents 10-foot ceilings, a decorative mirror and a 12-inch-high backsplash, while the laundry room/pantry offers an anthracite single-bowl sink and a 30-inch refrigerator. The master suite completes the first living level. A patio-accessible sitting area, walk-in closets and a morning bar segue into a master bath with double and makeup vanities, white cabinets, a white vox vessel sink, a soaking tub and a window-frame-style walk-in shower.
The second living level features a flex room, three VIP guest suites that lead to the second-level outdoor living area, a second laundry room and closet space. One of the VIP suites offers a blue and white color scheme as well as his and her sinks and a walk-in shower. The others present earth tones as well as stone-slab and quartzite countertops.
The Beacon model will be complete in Summer 2022.
The three-story Cape Romano will feature over 5,000 square feet of living space and accommodate four bedrooms plus a study, five-and-two-half baths, and a two-car garage. A fresh and airy coastal concept is inspired by the colors and textures of the coastline, sky, sand and water. This is apparent in clean, modern lines as well as relaxed, casual furnishings in white, linen, soft blues and grays; cabinetry in white and soft-painted finishes; and ceiling designs that will include nickel gap and painted nickel gap.
The three-story Bal Harbour model has over 5,100 square feet of living space, including four bedrooms plus a study, four-and-two-half baths, and a three-car garage. The second floor will begin a coastal, modern concept via a linen, white, gray, navy blue and pear green color scheme – including the Bal Harbour’s sea salt exterior – as well as wire-brushed white oak flooring and relaxed, weathered finishes.
A great room, an island kitchen with artisan tiles and quartzite countertops, a dining area, a study, and a second master suite with a slipper tub and a Hansgrohe showerhead, among other fixtures, complete the second floor. Each space grants access to a pool and a spa deck as well as an outdoor living area with a kitchen, a pool bath, and space for lounging and dining.
The third floor encompasses a bonus room with a wet bar and a master suite, an under-mount sink and a morning bar. One of two VIP guest suites opens to a deck, and both incorporate gray tones.
The three-story Sunny Isles model will present over 5,400 square feet of living space and accommodate four bedrooms, four-and-three-half baths, and a three-car garage. That is all in addition to storage areas below the pool – which leads to a lower beach patio – and off the garage. Exterior selections include a gray metal roof, aluminum shutters and railings, white/charcoal pavers and Andersen white windows. Interior colors range from indigo to white as well as shades of gray – all incorporated into a coastal design concept that fits breathtakingly picturesque water views.
The first living level takes homeowners and guests from the entry foyer to the grand room and then to the island kitchen with double ovens, a dining area and an outdoor living area. This space is equipped with a full outdoor kitchen, dining and lounge sections, and a pool bath. A VIP guest suite is adjacent to the entry and leads to a powder bath – just off a pantry/laundry room. An office and a master suite – with direct access to the outdoor living area – complete this floor.
The second living level presents two guest suites – with one just off the bonus room and both leading to a covered deck and a sundeck. It also offers a second powder bath, a second laundry room and a morning bar.
Additionally, Theory Design is creating the interiors for Seagate model and custom homes at Talis Park and Esplanade Lake Club as well as customer and renovation projects throughout Southwest Florida.
